Whether you're environmentally conscious or just want to save a few dollars on your utility bills, there are simple ways to do both. One of the first steps to conserving electricity and water is to become more aware of when and how you're using it.

A major challenge for many parents is to get their kids to turn off lights, appliances, and water faucets when they're not using them. With persistence, you can hopefully get them to understand the importance of saving money, controlling costs, and conserving resources.

Dependable Old Appliances Are a Mixed Blessing

Toilets and household appliances can last much longer than their expected life span, but after a certain point, you're getting diminishing returns. If your toilets are more than 25 years old, for example, you're wasting gallons of water with every flush. Inefficient toilets from just a couple generations ago use as much as six gallons of water every time they're flushed. According the Environmental Protection Agency, recent advances in toilet design are now enabling families to use only 1.28 gallons of water per flush while still getting superior performance. In dollars and cents, families that replace old, obsolete toilets with Watersense-certified models can save more than $110 a year (and nearly 13,000 gallons of water). The EPA says utilities may even offer rebates and vouchers that can lower the price of a WaterSense labeled toilet. (As a side note, toilet use in homes accounts for nearly 30 percent of an average family's indoor water consumption.)

If your washing machine was manufactured before 2003, it's another source of wasted water and energy. The newer Energy Star-certified clothes washers can save about $45 a year in utility bills, based on typical usage patterns. They use about 25% less energy and 45% less water than the old, standard models. The EPA also says that if you have a dishwasher made before 1994, it wastes approximately 10 gallons of water per cycle. By switching to an energy-efficient model, an annual savings of $35 a year can be realized by the average family.

There's actually a wide range of Energy Star-certified products available that can save you money on utility costs and help conserve water and electricity. In addition to washers, dryers, and dishwashers, other energy-efficient appliances include dehumidifiers, refrigerators, freezers, air purifiers, water heaters, heating and cooling equipment, computers, televisions, pool pumps, and much more. Energy efficiency -- or a lack, thereof -- is one factor to consider when deciding whether to repair or replace old appliances, HVAC systems, or plumbing fixtures in your home.

Not only will you save money when your home is operating efficiently, but you'll enjoy the satisfaction that comes with minimizing waste and making the most of natural resources.

Establishing a budget before you begin your home search is paramount. With a budget in place, you can explore houses that fall within your price range and move closer to finding a great residence that you can enjoy for years to come.

Ultimately, creating a homebuying budget can be easy – here are three tips to help homebuyers establish budgets.

1. Consider your utility costs.

Although you may be able to get pre-approved for a mortgage and determine exactly how much you'll need to pay for a house, you'll still need to account for utility expenses month after month.

Electricity, heat and other utility costs can add up quickly. However, a diligent homebuyer should have no trouble estimating his or her monthly utility fees.

Examining your current utility expenses can help you understand how much you may wind up paying in utility charges at your new address. Also, don't forget to consult with your real estate agent, as this professional may be able to provide details about the average utility costs associated with a particular residence.

2. Manage your debt.

If you decide to purchase a "fixer-upper," i.e. a home that requires extensive home repairs, you'll likely need to commit substantial time and resources to complete home renovation projects. Thus, you'll want to consider any home repair tasks that you may need to complete at a new address and budget for them before you make an offer on a house.

In addition, knowing your credit score can help you understand your debt. You are entitled to a free copy of your credit report from each of the three major credit reporting agencies (Experian, Equifax and TransUnion), and each report will provide information about any outstanding debt. That way, you can learn about your debt and find ways to minimize it prior to purchasing a residence.

3. Account for closing costs and miscellaneous expenses.

Home closing costs will include your loan origination, title insurance and appraisal fees and often range between 3 percent and 7 percent of your total loan amount. You'll want to account for these expenses as you establish a homebuying budget to ensure you can secure your dream house without delay.

Spend some time learning about all of the expenses that may impact your monthly home expenses too. For example, if you purchase a condo, you may face monthly homeowners association fees in addition to your mortgage costs. Or, if you plan to have a baby in the near future, you'll want to consider how the costs of raising a child may impact your ability to cover your mortgage expenses.

Moving can be fun, stressful, or both. If you and your family are moving soon, your mind might be racing with all of the preparations you need to make before the big day.

The best course of action is to start organizing and planning now so that you can rest easy the night before your move knowing that everything is accounted for.

In this article, we’ll show you how to do just that. We’ll talk about how to get the whole family involved in moving day, what to do with pets, and how to ensure the smoothest move possible so your family can look back on their first day in their new home with fond memories.

Getting organized

There are two key resources that you’ll need to make and refer back to as you prepare for moving day. You’ll need a calendar and a well-organised to-do list.

If you’re prone to depending on your smartphone, then it could be a good idea to add these items to your existing calendars and to-do list apps and sync them with your spouse and children. Most apps have this capability, making it easy to all stay on the same page.

Alternatively, you can use a physical calendar that it hung up in a highly visible area, such as on the refrigerator. Keep your to-do list next to it so you can cross off tasks as they’re accomplished.

On the calendar will be dates like calling your moving company for an appointment, closing on your new home, inspections, and confirming appointments with the movers and real estate agents. You’ll also want to pick a day close to your move to call and set up an appointment for utilities to be installed at your new home.

Getting the family involved

Every team needs a leader. If you’re leading your family through the moving process, it’s your responsibility to keep them in the loop. There may seem like an overwhelming number of tasks to achieve, but your family is there to help. Pick days to have your kids help you make boxes and pack the non-necessities.

You can make moving fun by “camping” inside your home for the last few nights. Since most of your belongings will be in boxes, it’s a fun excuse to set up a tent in the living room and take out the flashlights.

During the last day in your old house, make sure everyone has a survival kit filled with the items they’ll need when arriving at the new house. This includes toothbrushes, medication, phones and chargers, and other essentials.

Moving with pets

Moving can be even scarier for our pets than it is for us. There’s no way to explain to them what’s going on, and they’ll be looking to you for cues that everything is okay.

If you have a friend or relative who can take your pet to their home during the move it will make the moving process much easier--keeping track of a pet while you’re trying to carry boxes is no easy feat.

To ease your pet into their new home, take them to visit before the move if possible. Put some of their favorite toys or their bed and blanket in the new home so they’ll have some comforts for their first impression.
