One of the first and most important things that you should do when you buy a home is to be sure that you’re on top of your finances. Before you even begin the home search, you’ll need to be sure that you have money in the bank and know your credit score. What you really need is a plan. 


Set Up A Savings Account For Your Future Home


Having a separate account set up just to help you save for your down payment and other home costs can be very helpful. Find a bank with a bit of a higher interest rate. Often, online banks are your best bet. If you’re able, set up automatic transfers from one account to another for a set amount each month. You’ll be saving before you know it! 


Set Goals


If you have no idea of what you want, it will be difficult to understand what you need to do to get there. Typically, it’s a good idea to have 20% of a home’s purchase price saved for your down payment. Putting 20% down also helps you to avoid the additional cost of PMI, also known as private mortgage insurance. Once you have a goal, don’t look at the big picture. Break down your big goal for savings into smaller bits to make it less overwhelming. 


Make Savings Automatic


We’ve already mentioned the idea of setting up an automatic transfer, but you can do even more. When you are gifted money, instead of spending it, put it in your home savings account. If you get a bonus from work, save it. If you get a raise, live off of your previous income and use the additional income for savings. All of these little actions add up fast. When you make savings habit, it’s easier to reach your goals. 


See Where You Can Cut Costs


There’s probably plenty of places that you can cut costs in your budget. Sit down and see how much your expenses actually are compared to how much you actually do spend. Can you opt out of cable TV? Maybe you can reduce the speed of your internet connection, or find a cheaper cell phone plan. If you take a close look at your expenses, there’s probably plenty of ways for you to  cut back and save.


Sell Your Stuff


We’re not talking about selling your essentials, but if you have things around your home that you’re not using, there’s a better use for them. You can probably get some extra cash for these items by selling them. It’s so simple to sell things on the Internet these days that you can make some money and get rid of unwanted things pretty easily.  


Focus

With a bit of focus, hard work and diligence, you can save up enough money for a down payment on a home. Don’t forget to keep all of the other aspects of your financial life in order such as paying your bills on time and not opening new credit accounts. Good luck with your savings goals!

Also, they may offer you a discounted rate to upgrade the insulation in the attic and other energy-sapping places that will save you money in heating and lighting. Check these suggestions out—it will be good for your wallet, as well as saving the environment. It’s the responsible thing to do, and will save you money, overall.

A 2012 report from the U.S. Department of Agriculture says raising a child from birth through age 17 will cost a typical middle-income family a whopping $235,000. That is a lot of money so it is important to plan for your financial future, prepare for your new baby and protect your growing family. Here are some tips to get you and your family on the right track: 1. Purchase life insurance. You will need life insurance to protect your family. It is not as expensive as you think and you will get better rates when you're young. Talk to your life insurance company about what amount of insurance you will need to protect your family. 2. Start planning for college. It may seems years away but you need to start college planning right away. According to the College Board, the average cost of tuition and fees for the 2011-12 school year was $8,244 for a public college and $28,500 for a private one, 3. Update your will. If you have a will you will need to update it and appoint a guardian for your child. If you do not gave a will now is the time to get one. 4. Prepare your baby budget. Babies are expensive, from diapers to child care you will need to look at how your baby will affect everyday expenses. Go to the store and price out diapers and other baby items, consider if you will be living on one income or paying for child care, this will help you figure out if you need to cut spending to afford your new baby. 5. Use a flexible spending account. If your employer offers a flexible spending account, you may be able to use it to pay up to $5,000 in child-care expenses a year. You can also use flexible spending account for health care costs. Money in a flexible spending account is exempt from income taxes. While having a baby is expensive it is also exciting. It may also be a time when you are considering a housing change.

College can cost a fortune and saving for your child's education can seem like a daunting task. The sooner you start saving for college, the better and easier it will be in the long run. Here are some tips to help you get started: Start small-Starting small is better than not starting at all. Try to find small ways to save. It may be as simple as not buying coffee out, packing a lunch, or buying store brands at the grocery store. Make saving automatic-If you don't have to think about saving it might be easier. Set up an automatic payroll deduction or electronic bank transfer to direct money into your college savings account. If you don't see the money, chances are, you won't miss it. Don't wait-There is no time like the present to start saving. Even if you can only save a little, remember that every little bit helps.

Everything green is all the rage, and recently there has been an increased demand for green homes. Some experts estimate a projected demand  of a $100 billion sub-market by 2016. In 2011, green homes made up roughly 17 percent of the market and are expected to reach two out of five homes by 2016. The list of reasons to buy a green home is extensive. Green homes are friendly to the environment. Consumers also believe that green homes will have better value in the future. Green homes may cost a little more to build now but have shown to save money in energy efficiency over time. According to a survey conducted by McGraw-Hill Construction, ninety percent of homeowners surveyed said energy efficiency is important because of personal values, and because of lower energy bills. They also cited other factors like indoor air quality, material durability, use of post-consumer materials and sustainability-focused waste management practices. Consumers may also be able to save money on their mortgage or receive a federal tax credit for buying a green home or doing eco-friendly home improvements. For certain efficient home improvements, you can receive a federal tax credit equal to 30‰ with a cap at $1500 for the purchase of energy efficient technologies such as
